Former Eagles fish and chip restaurant in Boston to become apartments




A former fish and chip restaurant looks set to be transformed into apartments.

Planning permission has been granted for the one-time Eagles restaurant on Boston’s Main Ridge East to become seven one-bed flats, but the ground floor retail outlets – which are currently a chip shop and barbers – look set to remain.

Boston Borough Council has approved the request by the applicant – who gave a care-of address of agent Studio 11 Architecture – to make physical alterations to the building to provide a retail unit, a hot-food takeaway and office on the ground floor.

This space will also offer an entrance to, and cycle and bin storage serving, the residential spaces upstairs.

The first floor, which previously served as a restaurant but has been closed for a number of years, has been given the green light to become four one-bed apartments.

The second floor can become three one-bed apartments.

“The application site is located at the corner of Main Ridge East and Field Street, Boston and contains a detached, two-and-a-half storey building - the majority of which appears to be unused (although at the time of the site visit, parts of the ground-floor appeared to be in use as a fish and chip shop and a hairdresser),” the planning officer report said.

“The building is located in a part of the town with a mixed character, and it has retail premises to its north and west, dwellings to its south, and dwellings and a Pigeon Racing Club to its east.”

The design and access statement prepared by Studio 11 Architecture said: “The design of the building generally remains the same with the introduction of new doors on the ground floor.

“Access from all doors is via the public footpath on Main Ridge East and Field Street.

“The property will be provided with internal bins for household refuse and recycling. Once these bins are full the occupants will empty them into the external bins located within the bin store shown.”
