Lindum Group granted planning permission for homes near RAF Waddington




A new housing development near an RAF base has been approved after the number of homes was reduced from 94 to 77.

Plans from applicant Lindum Group were first submitted to North Kesteven District Council in late 2023 with a view to building 94 houses on 10.74 acres of land south of Station Road, near to RAF Waddington.

It is part of a wider parcel of land which is allocated within the Central Lincolnshire Local Plan, with an indicative capacity of 321 dwellings.

Amended plans were submitted this year.

Now, almost a year on from the initial submission, North Kesteven District Council has agreed to 77 homes being built on this parcel of land.

This was done, according to the applicant, to enable progress on a separate application for a 66-bed care home facility nearby.

Fifteen of the 77 homes will be listed as affordable housing, situated across the site with four first homes units, four shared ownership units and seven affordable houses for rent.

Another of the amendments, beyond reducing the number of houses, was removing the pedestrian and cycle lane connection to Station Road after concerns from residents that this could cause issues with the farm machinery and vehicles that use these roads.

Alongside the development, multiple mandatory consultees have requested a series of section 106 payment commitments from the applicant, in order to support the existing highways infrastructure, as well as healthcare and transport provision for residents already in the local area.

Lincolnshire County Council’s highways department has requested £65,965 towards “mitigation measures to the capacity at the junction” of Brant Road and Station Road, as well as bus stop infrastructure on Station Road, and redeemable bus passes for up to two residents per dwelling for a year.

There are also signed agreements of £20,520 for provision of allotments, £48,702.50 for the local NHS network and £8,640 for contributions to outdoor sporting facilities.
